101 Priscilla Ave., Toronto Asking price: $399,000 Selling price: $461,000 Previous selling price: $299,900 (2007) Taxes: $2,263 (2009) Lot size: 25 by 100 feet Days on the market: seven Listing agent: Andrea Morrison, Royal LePage Real Estate Services Ltd. This 11/2-storey house is smaller than neighbouring properties in Upper Bloor West Village, yet it made a big impression on a handful of serious buyers, says agent Andrea Morrison. “It had great curb appeal,” she says. “It was like a doll's house, it was so incredible.” Moving inside, there is just over 1,000-square-feet of living space dressed up with wainscoting and parquet floors in the living and dining area, as well as original artwork from the seller to add an “artistic flair,” Ms. Morrison adds. The family room addition was outfitted with heated slate floors, which continues the look in the eat-in kitchen, sky-lit cathedral ceilings and a door to the patio and garden in the backyard. “Every room had very charming aspects,” Ms. Morrison says. “It just showed beautifully.” Of the two carpeted bedrooms upstairs, the master suite was quite memorable. “There were little alcoves and closets captured in the sloped ceilings,” Ms. Morrison explains. A four-piece bathroom is on the main level, while the powder room is below it off the lower-level recreation room. On-site parking is not available, but the house is across from Runnymede Collegiate Institute, as well as only a short walk from a plaza. It also has access to public transit options on Dundas Street West. |
